HOME IMPROVEMENT PROJECTS
KFHOA has Architectural Rules & Guidelines that you must follow if you are planning a home improvement project that will:
be visible from pathways, parking lot, or street, e.g., replacing windows or a sliding glass door, enclosing your deck / lanai, installing an air conditioner, installing an exterior fixture or vent, etc.
involve a new plumbing connection, gas line, or 220V electric circuit
involve moving an interior wall
If you are thinking of doing a home improvement project, please read the Architectural Guidelines well before you plan to start. If the rules say "MRF required" download and complete a Modification Request Form (MRF) before you start. Here is a checklist showing the documents you will need to submit a complete application. Once the property manager receives your completed application they will approve it or ask you for more information. Be aware that if your project requires a city permit, it is your responsibility to find that out and acquire it.
Note that a licensed and insured contractor is even required for many home improvement projects that won't result in a visible change to the exterior of your unit. See this Project Notification Form to see if your project is on the "licensed and insured contractor required" list, and if so, return a completed PNF to Affirmative Management so they can give you the OK to proceed.
Finally, be aware that if your interior or exterior project requires a city permit, it is your responsibility to find that out and acquire it.
