Pool status - The pool area is open all year round, but it is only solar-heated; therefore, it is generally warm enough for swimming by mid-to-late May. Regarding ducks, if you see them at the pool in late winter or early spring, PLEASE CHASE THEM AWAY so their poop doesn't make a mess on the pool deck and make pool unsuitable for swimming. Chasing them away is the only solution that has been proven to work.

Dues Payment Methods - If you pay your dues via ACH, aka checkless draft or the pre-authorized debit method, where the HOA's bank PULLS monthly dues payments from your bank, e.g., Chase, Wells, BofA, credit union, etc., we recommend not changing anything because if is isn't broken, don't fix it. The main advantage of this method is that your payment amount will adjust automatically as dues change.
Another way to pay is via your bank's bill pay where you PUSH your dues payment from your bank to the HOA's bank. Although it's simple and familiar, you must remember to adjust the amount when dues change which, in our case, is in August. Of course, you can also pay by mailing a paper check with the same caveat.
If, on the other hand, you want to see your dues payment history from time to time, view this document for instructions about how to create an account on our bookkeeper's, N.A. Shade's, web portal, then choose whether to pay by linking your bank account or with a credit card. Once you select a payment method, you can choose whether to make a single payment for a $2.99 fee or a recurring payments with no fee. Finally, the same caveat applies: if you use this method, you must remember to adjust your payment amount every August.

Large Item Removal - This is about a large possession(s) you want to get rid of, but it's too big for the dumpster. See the next bullet about abandoned junk on Mauricia or Buckingham. First, don't just leave your item(s) beside a dumpster hoping it (they) will get picked up because it (they) won't -- it's not the garbageman's job. Second, the local garbage company does not offer curbside pick up for items such as sofas, tables, mattresses, appliances, etc. that are too large to fit into a dumpster so you will have to arrange for the pickup yourself. Third, Here are some suggestions for how to dispose of your large item(s) cheaply and responsibly: 1) search the Internet for "junk removal Santa Clara", 2) click here for Yelp's 10 best junk removal services in Santa Clara. If the link doesn't work, go to Yelp and search for "junk removal Santa Clara". There are lots of companies in the junk hauling business and that means you should be able to get a good price.
Illegal Dumping Along the Sidewalk - This is about junk left at the curb by irresponsible people. Fortunately, the city will pick up the junk, but they need to be told about it. All you have to do is Submit a Service Request Online and click on the Illegal Dumping link. The website asks for your phone number -- presumably so a city worker can call you if they have a question -- and it allows you to attach a picture. If you attach a picture of the junk pile, include a reference point -- e.g. a street sign, building, intersection -- in the background so they can figure out where it is located.
Washers & Dryers at clubhouse - Here is how to report a problem with a washer or a dryer: 1) use this link to report a problem (don't report it to the property manager), 2) you will need the six-digit machine ID number so visit the laundry room and write it down before reporting the problem to WASH Services via their webpage.
Unit water shutoff valve - A picture of the valve to close if you need to turn the water to your unit OFF. If you live downstairs and water is dripping from the ceiling, here is what you need to do: 1) turn the water supply OFF at the outside valve, 2) notify your upstairs neighbor what you have done, 3) if it's during the hours they are open, contact Affirmative Management Service by phone, or 4) if it's outside of the hours AMS is open, contact them via the CONTACT US button (they monitor these messages during the lunch our and until 6:00 PM on weekdays), or 5) via the emergency pager number on AMS's voicemail greeting.
Irrigation shutoff valve - A picture of the valve to close if an irrigation line springs a bad leak or if the sprinklers get stuck in the ON position
